You will also want to inspect the properties in that location and study their residents. Some residents resent businesses in their neighborhood because of the usual flood of strangers it attracts.
Uses of the space is also an important point in the property, a property surrounded by restaurants is cannot be rented to a call center company. Is there an abundance of the business your property is suitable for? If the space was used residentially do you think that it would be suitable for a business to operate in?
Price of the property is probably the most important feature of the property in the eyes of both investors and business owners, commercial properties usually cost more than residential properties, however, they are rarely rented/sold above the market price so make sure that you adjust the price according to the market price.
